Property valuation is one of the most common times when owners... lose money.
Paradoxically - very often not because they value too low, but because They are priced badly.

The property market doesn't forgive emotions, wishes, or „because the neighbour sold for more”.
However, good sense, data, and a sound strategy will forgive.

The logic is simple:

  • location and micro-location,
  • Access to media and roads,
  • Intended use in the Local Spatial Development Plan,
  • the current demand situation, not from 2 years ago.

Each month that a property remains unsold is:

  • Loss of negotiating advantage.

✔ less often subject to drastic negotiations
